Cypress Village (PA 40) Proposed General Plan Amendment and Zone Change for Transfer of Development Intensity

PROJECT LOCATION
Planning Area 40 (Cypress Village) is bounded by Jeffrey Road, Trabuco Road/Great Park Boulevard, the Santa Ana (I-5) Freeway, and Ridge Valley 
 

REQUEST

The Project Applicant is requesting General Plan Amendment and Zone Change approvals to transfer a minimum 600,000 square feet of development intensity within the General Plan Land Use category of Multi-Use (Zoning District 3.1H Multi-Use) to General Plan Land Use category Research/Industrial (Zoning District 5.5D Medical & Science). The applicant intends to develop mini-warehouse uses with the requested intensity transfer. The transfer would not increase the overall square footage in the planning area, but rather shift remaining square footage intensity from one land use category to another.
