Buildings within the City of Irvine are subject to Public Safety Radio System Coverage requirements of Chapter 6 of Division 9 of Title 5 of the Irvine Municipal Code, this document may accessed online. The purpose of these requirements is to ensure effective 800 mHz radio coverage for emergency responders within the City of Irvine’s built environment. New construction is generally subject to these requirements.

Plan Check Engineer Review
Plans submitted in connection with a permit application will be reviewed by the City Plan Check staff for compliance with the provisions of all City adopted codes and regulations, and for compliance with the State mandated energy conservation standards and handicapped accessibility regulations. The permit application may be approved after the first review, or the permit applicant will receive a plan check correction list indicating all issues that need to be clarified or corrected before the plan can be processed for permit issuance.

A permit or permits are required for most construction or repair activities regulated by code. Exceptions are listed below. In such cases, the work must still conform to all technical codes and applicable city, county and state ordinances.* Questions regarding whether a permit is required may be directed to (949) 724-6313. This site allows the general public to locate property information in the City of Irvine. You are able to view parcel information such as address, general plan designation, zoning, homeowner association, and flood zone map information. You may search for a parcel using the address, Orange County Assessor’s Parcel Number (APN), tract and lot numbers, or cross-streets.  Or just move around and click on the interactive map. You may then create a Printable Version containing detailed information with a map of that parcel.

Code Enforcement staff responds to complaints of violations of the City of Irvine’s Zoning Code and Code of Ordinances, which include regulations pertaining to building/construction; encroachments; hoarding; housing; noise; property maintenance; public nuisances; short-term rentals; signs; water quality; and zoning/land use.
