2022 Building Code Adoption:

Beginning January 1, 2023, the 2022 California Building Codes become effective and enforceable for all new permit applications. As such, new projects uploaded to IrvineReady after 5:00 pm on December 30, 2022 will be subject to the new 2022 California Building Codes. All new projects uploaded to IrvineReady by 5:00 pm on December 30, 2022 with a complete permit application and applicable construction documents will be subject to the 2019 California Building Codes provided that applicable plan check fees are paid by January 29, 2023.

2022 Holiday Closure:

The Community Development Lobby will be closed to the public from December 26th 2022 through January 2nd 2023. The Permit Counter Team will have a minimum staff processing submittals and issuing permits, but no Building and Safety Plan Reviews will be taking place. Any uploads received during this time will be given target dates calculated from January 3rd 2023.

Online Assistance:

All plans must be submitted online through the City’s IrvineREADY! permit system. Appointments will be required for in-person assistance with your online submittals at the Community Development Counter. Appointments can be scheduled Monday through Friday from 8am to 5pm. When scheduling an appointment, please include the reason for your visit. If file upload assistance is needed, be sure to bring pdf copies of your project files on a USB drive.

The Community Development Lobby and Counter will be closed for the Holidays on the dates listed below. Submittals will be accepted anytime through our online portal IrvineREADY!:

  • LABOR DAY, MONDAY SEPTEMBER 4th
  • VETERANS DAY, FRIDAY NOVEMBER 10th
  • THANKSGIVING DAY, THURSDAY NOVEMBER 23rd
  • DAY AFTER THANKSGIVING, FRIDAY NOVEMBER 24th
  • CHRISTMAS EVE, MONDAY DECEMBER 25th

Beginning November 1st 2022 the residential permits listed below can be obtained same-day using our Automated Self-Service Portal.

  • Residential Reroof
  • Residential Water Heater (Like for Like)
  • Residential AC Replacement (Like for Like)
  • Residential Small Miscellaneous Combo Permit
    • Electrical fixtures and/or outlets, indoors or outdoors.
    • Panel Upgrade
    • Plumbing fixtures, e.g. toilet, sink, drain, faucet
    • Gas outlets (Interior Only)
    • Sewer connection
    • Grilles and ducting for AC/heating
    • Water supply re-pipe

The Permit Counter will no longer be processing these permit types manually through the Online Plan Submission Portal (goPost).

Contractors Only:

Set up an account and then email City Of Irvine at irvinepermits@cityofirvine.org. Send us your user name. Attach: City of Irvine business license, workers comp insurance certificate, and contractors state license board pocket card image. We will enter this information into our database to track document expiration dates.
