The City of Irvine Zoning Ordinance is now available online. The online version is keyword searchable to help you locate the exact items of interest.

If you are considering locating or expanding your business in Irvine, there are helpful links to sites under the Doing Business tab on the main web page, for example, the Irvine Chamber of Commerce Tab may be able to provide guidance and assistance with site selection and issues relating to non-City agencies.

Transportation Development Review is responsible for transportation activities and projects as well as comprehensive planning. Current planning activities include reviewing transportation and traffic impacts due to development projects, and reviewing and analyzing other traffic-related capital improvement projects. Transportation Development Review staff coordinate with the Community Development Department, along with the Development Engineering and the Transportation Planning & Project Development Divisions, to provide transportation review of all development applications.

The Subdivision Map Act of the State of California governs the subdivision of land for the purpose of sale, leasing or financing. Under this law, the City of Irvine has both the duty and the authority to see that public objectives are met during the subdivision process.

The link below provides a list of all active discretionary planning projects. Discretionary cases are those which require review by either the Department Director, the Zoning Administrator, the Subdivision Committee, the Planning Commission or the City Council. These cases may be approved, conditionally approved or denied.
