Spectrum 5 (PA 34) Proposed General Plan Amendment and Zone Change to Shift Development Intensity and Change Land Use and Zoning Designations within Portions of Planning Area 34

Planning Area 34 (Spectrum 5) is bounded by San Diego (I-405) Freeway, Santa Ana (I-5) Freeway, Irvine Center Drive, Bake Parkway, and Lake Forest Drive.
The Project Applicant is requesting General Plan Amendment and Zone Change approvals to transfer approximately 57,000 square feet of development intensity within the General Plan Land Use category of Community Commercial (Zoning District 4.2D Community Commercial) to General Plan Land Use category Research/Industrial (Zoning District 5.4A General Industrial). The applicant intends to develop mini-warehouse uses with the requested intensity transfer. The transfer would not increase the overall square footage in the planning area, but rather shift remaining square footage intensity from one land use category to another. The request also proposes to change the General Plan and Zoning classification for the properties located at 9829 and 9853 Research Drive from commercial to industrial.
