| General Information This information sheet explains how your Lot Line Adjustment will be processed, what charges you must pay and what plans must be submitted. An application form has been attached which must be submitted with your plans. If you have any questions after you have read this information, call the Public Works Department, Development Engineering Section, at 724-6315. The owner's signature(s) on the City of Irvine Lot Line Adjustment Form must be notarized. Refer to Section 7.2(d) of the City's Subdivision Manual for more information. How Your Application Will Be Processed The steps involved in reviewing your lot line adjustment are described below and an estimate of the time required for each step is noted.

The fee is $3,500 plus $10 per lot.
Note: Steps 2a & 2b and 3a & 3b will be repeated as necessary prior to proceeding to step 4. | | | 5 working days | 4. | The City Surveyor reviews the re-submittal. If no further revisions are needed, the Lot Line is returned to the subdivision engineer who then forwards the application to the City Engineer for approval. | | | 1 working day | 5. | The City Engineer approves the Lot Line Adjustment. IMPORTANT NOTICE The Deeds of Trust for the involved properties must be modified to reflect the changes proposed in the lot line adjustment. Therefore, the proposed application for lot line adjustment, with exhibits, should be submitted to the applicants' title companies concurrently with the submittal of these documents to the City for review. After the Lot Line Adjustment is approved by the City, a title officer representing the applicants takes the approved Lot Line Adjustment to the County for recordation along with the appropriate changes in the effected Deeds of Trust. Recording information should be sent to the City's subdivision engineer within the two weeks following recordation.

Charges The fee for review of a lot line adjustment is $3,508. Submittal Requirements - The application form signed by the property owners (attached). Signatures must be notarized.
- Fee (payable to the City of Irvine)
- Legal description of each parcel, including calculations.
- Five (5) copies of lot line adjustment.
- Two (2) title reports and backup documents.
- Two (2) copies of traverse calculations.
- One (1) copy of site plan map showing all proposed and existing easements.
Lot Line Adjustment Map Your proposed Lot Line Adjustment must be in an 8-1/2" x 11" format. It must include the following information: - Map scale and north arrow.
- Underlying tract/parcel number and lot/parcel numbers in dashed lines.
- Location of the project site in relation to existing streets and the distance to the nearest cross street (must be detailed enough to allow someone not familiar with the area to locate the project site.)
- Existing and proposed lot layout. Show bearings and distances for all parcel lines. Use a heavy solid line for the project boundary, solid lines for proposed property lines and light, dashed lines for existing property lines to be adjusted. The adjusted parcels shall be lettered or numbered consecutively, in such a manner that there will be no confusion with the original lot or parcel numbers.
- Net area of each parcel.
The Lot Line Adjustment map shall be drawn in black ink and shall be clear and readable. It shall be drawn on the form provided with the application or a reasonable facsimile. Site Plan Map In addition to the Lot Line Adjustment map, a site plan map shall be submitted showing the following: - Location of any buildings on the site. The distance from the property lines to any building shall be dimensioned. If there no buildings on the lots proposed for adjustment, add a note to this effect on the diagram.
- Acreage (if greater than one acre) or square footage (if less than one acre) of the existing and proposed parcels.
- Existing contours and topography if required by the City Engineer.
- Existing and proposed easements with easement notes as shown in title report.
The site plan diagram shall be drawn in black ink and shall be clear and readable. It shall be drawn to a scale which is legible. Title Report & Back-up Documents Additional Information The City Engineer or his staff may require you to submit additional information which would help in the consideration of your Lot Line Adjustment request. Number of Copies Required One original of the City of Irvine Application For Lot Line Adjustment form containing the notarized signature(s) of the applicant(s). Two (2) copies of the title report. Back Up Documents Map/Site Plan Diagram - Initial submittal: 4 copies
